Franklin Neighborhood Matchmaker: The Family Who Wants to Be Close to Downtown Franklin
The Family Who Wants to Be Close to Downtown Franklin
Up next in our Franklin Neighborhood Matchmaker series is a family who wants to be close to everything Downtown Franklin has to offer.
They love the idea of being able to head downtown for dinner, grab coffee, shop on Main Street or take the kids to an event without having to drive across Franklin.
They don't necessarily need to walk everywhere, but being close to downtown is a priority.
They're willing to give up some square footage, a bigger lot or neighborhood amenities if it means getting the location they want.
Budget: 1.2M-1.8M
🛏️ 4+ | 🛁 3+
Their wish list:
2,500+ sq ft
Somewhat of a yard and room for the family
Established neighborhood or a home with character
Great schools
Within roughly 10 minutes of Downtown Franklin
Walkability would be a bonus, but isn't a must
These are the areas I'd look at first:
Carlisle – If your family wants to be close to downtown but would rather have a gated, established neighborhood feel, Carlisle is a great option. It has traditional brick homes, mature landscaping and a slower paced feel, while still being minutes from downtown Franklin. It’s a good option for buyers who want privacy and convenience without needing the larger amenities of a master-planned community.
Reese Farm – For a family who wants to be close to downtown but prefers a newer home, Reese is worth a look. This newer community offers a mix of single-family homes and townhomes, along with amenities like a pool, pickleball court, dog park and trails. You’re giving up some lot size and mature landscaping, but you get newer construction and a low-maintenance neighborhood just minutes from Downtown Franklin.
Historic Downtown Franklin – If walking to Main Street is the ultimate dream, this is where I'd start. The tradeoff is that inventory is limited, and you're often choosing location and character over square footage, lot size. You'll find everything from historic homes with tons of character to renovated homes and newer homes, so the experience can vary quite a bit from one street to the next.
Henley – For a family who likes the idea of being close to downtown but wants a more custom home, this is a great option. Henley is only a couple minutes to downtown Franklin. Built primarily in the mid-2000s, homes are a bit more modern and you get the neighborhood feel without giving up the convenience of being close to downtown. It's a good fit for someone who wants the newer construction experience but doesn't want to be 15–20 minutes out from everything.
Charlton Green – An established neighborhood close to downtown that can make sense for families who want a traditional neighborhood feel without giving up the location. Homes here tend to have more of that established-neighborhood feel than you'll find in newer communities, and you're still close enough to downtown that grabbing dinner or heading to an event is easy.
Ralston Row – If you want to be close to downtown but prefer a newer, lower-maintenance home, I'd put Ralston Row on the list. It's a different feel from the older neighborhoods surrounding downtown, but you get the convenience of being right in the mix without needing a historic home or a large lot.
School Note: most of these neighborhoods are zoned for Franklin Special District (FSD), a smaller public school district in Franklin for K-8th. After 8th grade students go to Williamson County Schools for high school. FSD has a lot to offer families, so it’s definitely worth getting to know if you’re considering this area.
The right fit for you really comes down to how much you're willing to prioritize location over the house itself.
If being 5–10 minutes from Downtown Franklin is more important than having the biggest house or newest neighborhood, start with these neighborhoods!
Does this sound like your family?
