Franklin Neighborhood Matchmaker: Luxury Home with Easy Access to Nashville
For our next Franklin Neighborhood Matchmaker, we’re exploring an area just north of Franklin that is very popular with my clients who want to be in Williamson County, but a little closer to Nashville.
So far, we've looked at families who prioritize community and convenience, and families who are willing to trade some convenience for more space.
Now let's head just a little north to Brentwood.
Meet the Family Who Wants a Luxury Home with Easy Access to Nashville
This family is looking for a beautiful, custom-built, high-end home with all the things that come with Brentwood living: great schools, established neighborhoods, mature trees, beautiful surroundings and plenty of space.
But there's another big priority: They want to be close to Nashville.
They may work in Nashville, spend weekends downtown, or simply want easy access to the airport, restaurants, and entertainment that come with being closer to the city.
Budget: $2.5M-$3.5M

Their wish list:
5,500+ sqft - Plenty of space for the whole family and visitors
A custom-built home with high-end finishes
An established, desirable Brentwood neighborhood
Beautiful outdoor space and room to entertain (.5 acre+)
Great schools
Convenient access to Nashville, Brentwood and Cool Springs
Close to restaurants, shopping and everyday conveniences
These are the neighborhoods I'd recommend:
Witherspoon - A great fit for a family that wants a newer luxury home but not brand new and still wants a strong neighborhood feel. Witherspoon has a clubhouse, pools, green space, playgrounds and walking trails that connect toward Crockett Park.
Brenthaven / Parkside at Brenthaven - For a family who wants the established Brentwood feel. You’ll find mature trees, larger lots and substantial homes, with Parkside offering some newer custom construction. It’s also incredibly convenient to Nashville, Cool Springs, restaurants and shopping.
Eastman’s Preserve - If this family wants new construction without giving up location, I’d include this one. This intimate gated community has just 25 homesites, with custom homes designed around the rolling landscape. It’s tucked off Franklin Road and Concord Road, making it convenient to both Nashville and Franklin.
Raintree Forest Reserve - A great option for a family looking for a larger luxury home in an established Brentwood community. The Reserve section has newer homes on larger lots while still giving you the mature trees and established feel that people love about Brentwood. Raintree Forest also has a greenway that runs right through the middle and connects to the Brentwood Trail System.
Arcadia - Also a newer option for a family who wants a luxury home, but would love to be on the lower end of this range. Homesites are roughly half an acre to an acre, with new construction and customizable floor plans, while still keeping you in Brentwood and within reach of Nashville. There are multiple builders in this neighborhood.
Princeton Hills - This one is hard to beat for a family that wants luxury and location. It's right in the heart of Brentwood, with beautiful custom homes, mature surroundings and 32 acres of walking trails and green space. It's also close to Brentwood's shopping and dining and less than 15 minutes from downtown Nashville.
Governors Club - If this family wants to take the luxury lifestyle up another notch, I'd put Governors Club on the list. It's gated, built around a private golf course, and offers a full country club lifestyle with custom estate homes. Golf and clubhouse access come through a separate membership, but the location is hard to beat. You’re minutes to Cool Springs and about 20-30 minutes to Nashville.
Franklin isn’t always the best fit for your family, so sometimes we have to look just outside of Franklin. If you love what Williamson County has to offer but want to be closer to Nashville, Brentwood could be the answer.
Does this sound like something your family is looking for?
(*Note - Brentwood spans Williamson and Davidson county. If you do any late night Zillow searching on your own, make sure you are only looking at homes in Williamson county if you are wanting Williamson county schools).
